All applicants 18 and older must complete a separate application. We review each application thoroughly and respond promptly. Below are our standard qualification criteria.
Credit Score
A minimum credit score of 600 is required for all applicants. Scores are pulled as part of the application process and assessed along with overall credit history.
Income Requirement
Verifiable gross monthly income must equal at least 3× the monthly rent. Acceptable documentation includes pay stubs, bank statements, tax returns, or employer verification letters.
Rental History
A positive rental history is required. We verify previous landlord references and look for consistent, on-time rent payment and care of prior residences.
No Prior Evictions
Applicants with a prior eviction on record will not qualify. This includes evictions filed or completed in any state, regardless of the circumstances.
No Active Bankruptcy
Applicants must have no active bankruptcy proceedings at the time of application. Prior discharged bankruptcies may be considered on a case-by-case basis.
